Former Bertrand Sporting Goods to be Re-Developed

                                                                                               

Green Bay – April 12, 2022 – Barsan Corporation is proposing the re-development of the former Bertrand sporting goods store on the 400 block of North Broadway.  In 2014, the Bertrand family closed their iconic store after more than 80 years in the sporting goods business, which included collaborations with the Green Bay Packers.  Now, the site is being revitalized for commercial use and will boasts many interior and exterior upgrades. The building may have occupancy dates as soon as February 2023. Additionally, the firm is proposing re-development of the 500 N Broadway block in Green Bay. Parking between projects may be underground and above ground, in addition to existing on-street parking.

 

Throughout the past year, Barsan Corporation developed a masterplan for the north Broadway corridor.   Since January 2021 when the Bertrand building was acquired, Barsan Construction began making incremental improvements including asbestos remediation throughout and demolition of non-structural buildouts. Proposed plans include renovating the entire structure into class A retail and office space with the potential to add additional stories if deemed necessary. Total project costs may be around $2,500,000

 

Economic Development Incentives

The owner (419 LLC) will guarantee approximately $349,200 of commercial tenant incentives for qualified tenant, based on total commercial square footage of the total building site.

Schedule

RDA presentations were February 8th, 2022. Since then, the developer, along with city staff, have been discussing conditions of the term sheet. Construction may start summer 2022 and is expected to be completed December 2022.

 

Commercial Leasing
